Price Changes, Closings Lead Darien Weekly Home Market Stats

Price changes and closings were the most active sectors of the Darien residential real estate market in the week ending today.

The five price changes of property for sale ranged from a new asking price of $619,000 for one house to $2,849,500 for another.

Closings ranged from a house that sold for $1,110,000 to another that went for $2,630,000.

Results in other categories, according to the Darien MLS, were:

-- Four new listings;
-- Three accepted offers, and
-- Four properties that went under contract.

New Listings, Price Changes Top Darien Weekly Home Market Results

Four new listings and four price changes led Darien's residential real estate statistics for the week ending today.

The new listings ranged from a condo at $449,000 to a house for $3,249,000.

The price changes included a house reduced to $825,000 to another lowered to $3,395,000.

Two properties went under contract during the week.

No closings were reported.

Twelve new listings of residential real estate for sale led Darien's statistics for the week ending today.

The new listings ranged in price from $349,000 to $4,895,000

Closings were the second most active category.

There were nine reported, ranging in closing price from $425,000 to $3,000,000.

Results in other categories, according to the Darien MLS, were:

-- Six price changes;
-- Four accepted offers, and
-- Three properties going under contract.

Rowayton Real Estate Sees Gains for 2013

Rowayton's residential real estate ended 2013 with gains, according to the Darien MLS.

Sales were up 19.3 percent.  Sixty-eight units were sold in 2013 compared with 57 in 2012.

Sales volume gained 4.4 percent.

However, the average selling price declined 12.5 percent to $1,230,301.

Darien Real Estate Posts Gains in 2013

Darien's residential real estate market ended 2013 with gains, according to year-end Darien MLS reports released this week.

Results in major categories comparing 2013 with 2012 showed:

-- A 6.7 percent gain in average sale price to $1,651,044;

-- A 5.6 percent increase in sales volume, and

-- A 1 percent drop in sales from 287 to 284.
